Wasatch Finance is committed to providing efficient financing solutions for investment properties, including:
- Fix-and-flips
- Cash-out loans
- Bridge loans
- Commercial/mixed-use properties
- Income properties
- Industrial properties
- Reverse 1031 exchanges
Loan terms are typically as follow follows:
- $50K–$2M
- 6-months to 2-years, potentially up to 3-years
- Business purpose loans–some exceptions for loans ≤ 12-months
- Loan fees are typically 2% + 1% referral fee: 3% total
- Rate is 12%, interest-only, or 1%/month
- No pre-payment penalty after 6-months
- ≤ 70% LTV, however, we can wrap (cross collateralize) a second property if necessary
- We generally require either an appraisal or BPO
