Wasatch Finance works with accredited investors to provide high quality, fully vetted trust deed investment opportunities. Unlike most private lending firms, which offer a pooled investment arrangement similar to a REIT or mutual fund, our investors choose the property and loan term they want. We follow best practices in our underwriting process, including credit checks, title reports, appraisals, income verification, and debt and liquidity analysis.
Exceptional income returns: Our investors typically net 10%/year, with consistent monthly income.
A clearly defined process: We carefully vet both the borrowers and the properties that collateralize the loan. We have over 25-years’ experience in the private lending space and a track record of absolute success for our investors.
Investors are in the driver’s seat: You hold onto your funds and only invest in offerings that you select. Your investment proceeds are always paid to/from the title company, not Wasatch Finance.

how it works
Loan offerings
Investor partners receive a steady stream of offerings to choose from, including all information pertaining to the loan, property, and borrower.

Selection
Investors select the loan offering(s) that fit their investment parameters.
Transaction processing
Investor receives electronic paperwork from the title company.
Loan funding
Investor wires funds directly to the title company, which provides copies of all documents, deeds, etc., after the transaction has been processed and recorded.
Interest disbursements
Investors typically receive interest payments on the 15th of each month.
Loan term ends
At the end of the loan term, the borrower typically refinances out of the loan, at which point the investor receives the final interest payment and loan principal wired back to the original bank account.
Priority reinvestment
Investors who receive loan redemptions receive priority status on forthcoming loan offerings.
We work for you:
After a loan has been funded, we work directly with the borrower to collect and remit payments. We ensure the borrowers is current on taxes and homeowners’ insurance is in force to protect your investment. If there is an issue with loan payment, we contact and work with the borrower to collect the payment and penalties for you. In the event a borrower s unable to repay the loan as agreed, we expedite enforcement of the trust deed on your behalf.

We offer first trust deeds, which typically pay investors 10% per year (net of 2% administration fee), with interest paid monthly. We provide a steady stream of vetted, first trust opportunities, generally with at least 30% or more equity to secure your investment.
We work with accredited investors who have a minimum of $500,000 to invest, including retirement funds.
Accredited investors have a net worth over $1 million, excluding primary residence, and/or income over $200,000 per individual, $300,000 for couples, in each of the prior two years. Investment advisers and entities, such as LLCs, trusts, and family offices have different criteria.
Investors interested in partnering with Wasatch Finance will need to complete the accredited investor form, and provide to be eligible to receive trust deed offerings. Approved partners will receive regular offer.
